How Is an Elastomeric Roof Coating System Maintained?

Elastomeric roof coating systems (silicone and acrylic) are low-maintenance but not zero-maintenance. Here's the complete maintenance protocol.

Semi-Annual Inspections

Inspect twice yearly — spring and fall. Walk the entire roof and check: coating surface for wear, cracking, or mechanical damage; seam and flashing conditions; penetration seals; drainage outlet cleanliness; and any areas showing unusual wear patterns. Document findings with photos.

Drain and Gutter Cleaning

Clean all roof drains, scuppers, and gutters at each inspection. Clogged drains cause ponding water that accelerates coating wear, particularly in areas without proper slope. This is the single most impactful maintenance task for extending coating life.

Repair of Mechanical Damage

Any mechanical damage to the coating — cuts, punctures, or abrasion — should be repaired promptly by cleaning the area and applying compatible patch coating. Small repairs are simple and inexpensive; delayed repairs can allow water infiltration.

Maintenance Documentation

Most manufacturer warranties require documented maintenance records. Keep a maintenance log with dates, findings, repairs made, and photos. This documentation protects warranty claims and demonstrates proper stewardship of the system.

Proactive Recoat Planning

Monitor coating thickness during inspections using mil gauges as the warranty approaches expiration. Plan the recoat 6–12 months before warranty end to ensure weather windows and contractor scheduling availability.
