Can You Install a Spray Foam Roof Over TPO?
Yes — spray foam can be installed over existing TPO roofing, and it's an effective restoration approach when certain conditions are met. Here's what's involved.
When Foam Over TPO Makes Sense
Foam over TPO is most appropriate when: the TPO roof has drainage issues that need slope correction, significant insulation improvement is needed, the roof has complex penetrations that foam handles more efficiently than silicone coating, or when the building owner wants the long-term renewability of foam over the shorter lifecycle of silicone alone.
Preparation Requirements
Before foam is applied over TPO: core samples confirm wet insulation is below 25%, wet sections are removed and replaced, the TPO surface is thoroughly cleaned, primer is applied (TPO typically requires primer for adequate foam adhesion), and any seam failures are addressed.
Adhesion Considerations
TPO's smooth surface requires specific primers to ensure proper chemical and mechanical bonding with spray foam. Using manufacturer-approved primers for the specific foam/substrate combination is essential. Unapproved combinations may have inadequate adhesion that leads to delamination.
vs. Silicone Coating Over TPO
For most aging TPO roofs without drainage issues and with adequate existing insulation, silicone coating restoration is more cost-effective than spray foam. Foam over TPO makes most sense when the additional capabilities of foam (slope correction, insulation, complex geometry) are needed beyond what coating alone provides.
