What is an Elastomeric Coating? Benefits, Uses & Warranties
Elastomeric coatings are the category of fluid-applied roofing systems that includes silicone, acrylic, and polyurethane coatings. Here's what they are and why they matter.
What "Elastomeric" Means
Elastomeric refers to materials that exhibit elastic properties — they can stretch and return to their original form without permanent deformation. For roofing coatings, this means the material can accommodate thermal expansion and contraction of the substrate without cracking or losing adhesion. This flexibility is what makes elastomeric coatings effective on roofs that experience significant temperature cycling.
Types of Elastomeric Coatings
Silicone: highest UV resistance, maintains flexibility long-term, ideal for metal roofs and ponding water situations. Acrylic: water-based, lower initial cost, best in dry climates without ponding water. Polyurethane: excellent abrasion resistance, good for high foot traffic areas.
Key Benefits
Seamless waterproofing when applied correctly, high solar reflectance (cool roof), flexibility across temperature extremes, renewable warranty system, applicable over most existing commercial roofing substrates.
Warranty Availability
Manufacturer warranties of 10–20 years are available for properly applied elastomeric coating systems from approved applicators. The warranty tier is determined by coating thickness applied. At warranty end, recoating renews coverage indefinitely — making elastomeric systems the only truly renewable commercial roofing option.
