    Can reduce energy expenses

    Cons

Nothing sticks to silicone…but more silicone

Strict eligibility (seams need to be in decent shape, less than 25% wet insulation, needs to have had annual maintenance)

Silicone is slippery. Can cause safety issues.

  • Can I re-roof, or do I have to tear off my existing commercial roof?

If you only have one roof on your building that is in good shape, chances are you can save money by installing a new roof without removing the existing roof.

Unfortunately, there are instances where a roof tear-off is required:

Your facility already has two roofs: According to law, commercial buildings may not have more than two roofing layers. This is to prevent excessive weight and stress on the building’s structure.

Your facility has an unsafe roof: If your roof is damaged, saturated, or unstable, your contractor will need to strip the existing roof to install a new working roof.

  • How do I know if my business needs a new roof?

Our experts will perform a free roof assessment to determine the quality of your existing roof. Internal damage you may spot, such as roof leaks or mold, is an indicator that your commercial roof could be unstable and needs replacing.

  • How much will my new roof cost?

Each situation has its own unique challenges that cause the prices to fluctuate. Many factors contribute to the price of your new commercial roof:

    – The size of your roof

    – Condition of the existing roof

    – Roof access

    – Desired R-value

    – Membrane choice

    – Warranty length

We can help you create a budget after one of our roofing experts performs a free roof assessment and creates a roof survey report for your facility.

  • What makes spray foam roofing different from traditional commercial roofing systems?

Spray polyurethane foam creates a seamless, fully adhered system with no seams or fasteners where leaks typically start. The foam adds insulation that reduces heating and cooling costs while staying lightweight enough to install over existing roofs without adding structural stress. This eliminates tear-off costs and extends roof life beyond conventional membrane systems.
  • How do silicone roof coatings hold up to ponding water on flat roofs?

Silicone coatings resist ponding water without breaking down, unlike acrylic or urethane coatings that deteriorate when submerged. The material maintains flexibility and UV resistance even in standing water, making it effective for flat roofs with drainage issues. Coatings extend roof lifespan by 10-20 years when applied over compatible substrates like metal, single-ply, or spray foam.
  • When should you repair a commercial roof versus replace it completely?

Replacement becomes necessary when the roof deck is compromised, insulation is saturated throughout, or more than 30% of the membrane shows failure. Localized leaks, seam separation, or surface wear often qualify for repair or coating restoration instead. Roof age, warranty status, and long-term building plans also affect whether repair or replacement delivers better ROI.
  • What does a professional commercial roof inspection include?

Technicians perform leak detection, moisture analysis using infrared or核心meters, and evaluate membrane condition, seams, flashings, and drainage. Inspections identify ponding areas, fastener pull-through, and insulation degradation that affect performance. You receive a conditions report with photos, recommended actions, and cost estimates for repair, restoration, or replacement.
  • How does structural silicone glazing differ from traditional window framing?

Structural glazing bonds glass panels directly to framing using high-strength silicone sealants instead of mechanical clips or visible framing. This creates clean exterior lines with minimal frame visibility while the silicone handles thermal movement and structural stress. The system provides superior weatherproofing against air and water infiltration compared to gasket-based assemblies.
  • Can you apply spray foam or coatings over an existing commercial roof?

Spray foam and silicone coatings adhere directly to most existing roof types—metal, single-ply, built-up, or modified bitumen—when the substrate is structurally sound and dry. This avoids tear-off costs, landfill waste, and disruption to building operations. Saturated insulation or failed decking requires removal before application, which inspection and moisture scanning reveal.
  • What roof problems does preventative maintenance catch before they become expensive?

Routine inspections identify early seam separation, fastener back-out, and small punctures before water reaches insulation or decking. Maintenance programs include drain cleaning to prevent ponding, minor sealant touch-ups, and documentation for warranty compliance. Catching issues early avoids interior damage, production shutdowns, and emergency repairs that cost three to five times standard rates.
  • Why do commercial roofs in Northeast Ohio need different solutions than warmer climates?

Freeze-thaw cycles in Northeast Ohio cause membrane cracking and fastener movement that don't occur in warm climates. Snow load and ice damming create ponding issues when drains freeze, accelerating roof wear. Spray foam's insulation value and seamless design prevent thermal bridging and ice formation that damage conventional membrane systems in cold regions.
  • What specialty applications solve drainage problems on flat commercial roofs?

Custom fabricated saddles create slope toward drains, water diverters redirect flow away from problem areas, and modified drain systems with protective guards prevent clogging. Spray foam can build up low spots to eliminate ponding, while silicone coatings withstand standing water in areas where perfect drainage isn't achievable. These solutions prevent the structural damage and membrane failure that ponding water causes.
  • How do roof coatings reduce energy costs for commercial buildings?

White silicone coatings reflect up to 85% of solar radiation, lowering roof surface temperatures by 50-80 degrees compared to dark membranes. This reduces heat transfer into the building, cutting air conditioning demand during peak months. When applied over spray foam insulation, the combined system delivers R-values of 6-7 per inch while eliminating thermal bridging through fasteners.
  • What's involved in repairing skylights and roof penetrations that leak?

Technicians pressure clean around skylights and fasteners, remove deteriorated sealant, then prime joints before applying silicone mastic compounds. Proper prep ensures sealants bond correctly and last 10-20 years instead of failing within months. Skylight glazing also addresses glass-to-mullion seals and aluminum framing connections that allow water infiltration at roof transitions.
  • Do renewable roof warranties cover both materials and labor for repairs?

West Roofing's 10-20 year renewable warranties typically cover both material defects and labor for repairs during the warranty period, though specific coverage depends on the system installed and maintenance compliance. Renewable warranties can be extended at each interval if the roof receives required inspections and maintenance, avoiding the cost of full replacement. Review warranty terms at installation to understand coverage limits and renewal requirements.
