Over the years, additions, renovations, and repairs often result in multiple roofing systems across a single facility.
Following a detailed inspection with school representatives, our team evaluated each roof section individually.
Several areas remained in good enough condition to be restored using a high-performance silicone roof coating system.
Other sections required additional rehabilitation. In those locations, the existing top roofing layer was removed to expose the original built-up roof before installing a new spray polyurethane foam roofing system.
Matching the roofing solution to each roof's condition helped maximize the district's investment while extending the service life of the campus roofing systems.

Preparing the Roof for Restoration
Every successful roof restoration starts with proper preparation.
For roof sections receiving silicone coatings, our crews thoroughly cleaned the existing roofing membranes using high-pressure water to remove dirt, oxidation, and contaminants that could affect adhesion.
Roof sections receiving spray polyurethane foam required additional preparation.
After removing deteriorated roofing materials, the remaining built-up roof surface was cleaned and inspected before foam application.
Throughout the project, rooftop equipment, piping, HVAC units, vents, and other rooftop components were carefully protected to ensure a clean, professional installation.
Any areas of wet insulation or deteriorated decking discovered during construction would have been replaced to ensure the restored roof system was installed over a sound substrate.
Two Roofing Systems, One Long-Term Solution
One unique aspect of this project was combining two proven commercial roofing systems.
Silicone Roof Coating Restoration
Roof sections that remained structurally sound were restored using a premium high-solids silicone roof coating system.
Before coating, each roof received the appropriate surface preparation, including primers or bleed-blocking materials where required.
Flashings, penetrations, and roof details were reinforced with compatible silicone sealants.
The silicone coating system was then installed to a total thickness of approximately 30 mils, creating a seamless waterproof membrane designed to withstand ponding water, harsh weather, and years of UV exposure.
Several roof sections also received quartz aggregate embedded into the coating surface to improve durability and provide additional traction for rooftop foot traffic.

Spray Polyurethane Foam Roofing
Roof sections requiring additional restoration were sprayed with polyurethane foam.
After removing the deteriorated roofing layer, approximately 1.5 inches of closed-cell spray polyurethane foam was applied directly to the existing roof.
Unlike traditional roofing materials, SPF creates a seamless insulation layer that fully adheres to the roof surface.
During installation, the foam can also be shaped to improve drainage and eliminate low areas where water might otherwise collect.
Once the foam was installed, it received the same high-performance silicone coating system used throughout the project.
These roof sections were finished with ceramic roofing granules embedded into the silicone topcoat, creating a durable walking surface while providing additional protection against weathering and ultraviolet exposure.

Attention to Every Detail
Roof restoration is about much more than installing coatings.
As part of this project, new perimeter edge metal was installed where necessary to ensure proper integration with the new roofing systems.
New 24-gauge Kynar-painted gutters and downspouts were also installed on selected roof sections to improve water management and complement the restored roof.
Throughout construction, the project was supervised by an OSHA 30-hour-trained superintendent, helping ensure safety and quality from start to finish.
When the installation was complete, all construction debris and excess materials were removed, leaving the property clean and ready for normal school operations.
