Inspecting the Existing Roof
Every successful roof restoration begins with a detailed inspection.
Before construction started, our project team met with the building owner to review the roof condition, discuss the scope of work, and finalize the construction schedule.
Although the metal roof had aged over time, it remained structurally sound.
That made it an excellent candidate for restoration instead of replacement—a solution that would save the owner significant time and money while extending the life of the existing roofing system.
During the inspection, our team identified several areas that required additional attention before the new coating system could be installed.

Preparing the Roof for Restoration
Preparation is one of the most important steps in any commercial roof coating project.
The entire roof was cleaned using high-pressure water at a minimum of 2,500 PSI to remove dirt, oxidation, and contaminants that could interfere with proper coating adhesion.
Our technicians then performed detailed repairs throughout the roof.
Missing fasteners were replaced with oversized gasketed fasteners to ensure a secure attachment to the roof deck.
Fasteners along the gutter edge were encapsulated with self-leveling silicone sealant to help prevent future water intrusion at one of the most common leak locations on metal roofs.
The roof ridge, panel seams, and other critical transitions were treated with additional silicone flashing mastic to reinforce vulnerable areas before the field coating was installed.
One unique aspect of this project involved repairing areas previously damaged by fireworks.
Those repairs were reinforced with silicone sealant and reinforcing mesh, creating additional tensile strength and ensuring those sections became an integral part of the restored roofing system.

Installing the Silicone Roof Coating System
Once preparation was complete, restoration of the roof began.
Because metal roofing naturally expands and contracts with temperature changes, an additional silicone coating was applied to the high ribs of the metal panels before the field coating.
This helps seal panel overlaps and strengthen areas that experience the greatest movement over time.
The roof then received a high-solids silicone base coat, installed according to the manufacturer's specifications.
After the base coat cured, it was carefully inspected for proper coverage, film thickness, and any imperfections before the final silicone topcoat was applied.
Together, the two coats created a seamless protective membrane with approximately 20 mils of dry film thickness, providing long-term resistance against water infiltration, ultraviolet exposure, and harsh Ohio weather.

The Finished Result
Once installation was complete, all construction debris and excess materials were removed, leaving the property clean and ready for normal operations.
The restored roof now provides Bearing Manufacturing with a seamless waterproof roofing system designed to protect the facility for years to come.
