Valtronics – Hybrid Spray Foam + Coating System over Mod-Bit Roof
Introduction
Valtronics Technology in Solon, Ohio was nearing roof failure. In 2023, West Roofing Systems implemented a hybrid roof restoration system, combining spray foam and high-performance silicone coatings over an existing smooth mod-bit membrane. The project covered 61,175 sq ft and was completed in just 11 days.
Project Challenges
The mod-bit roof was close to failure, with a weakened surface and an aging membrane Deck repairs needed while avoiding dust intrusion into facility interiors Numerous unused penetrations needed removal or sealing The roof perimeter required new edge metal with a foam termination detail HVAC ductwork needed encapsulation to maintain insulation and avoid air pathways
Our Solution
Foam & Coating System (Hybrid Approach) Around the roof perimeter and all roof penetrations, spray foam was applied to reinforce transitions HVAC ductwork was fully encapsulated in spray foam for seamless insulation Removed ~20 unused penetrations, decked over, and sealed Installed walkways for safe roof access (non-slip surfaces) Edge detail: new 24-gauge Kynar-finished foam stop termination metal All work done under strict dust control: interior plastic containment installed under the roof deck to protect sensitive equipment below

Roof System: 15-Year Full System, renewable warranty was issued upon final walkthrough
