Granger Lakes Condos – Spray Foam Over Granulated Mod-Bit Roofing

Introduction

In 2023, West Roofing Systems completed a full roof restoration across 10 condominium units at Granger Lakes in Northeast Ohio. We applied spray foam over granulated mod-bit roofing, replaced parapet wall shingles, and added a matching silicone coating — all with a 10-year full-system renewable warranty.

Project Details & Challenges

Total size: 47,680 sq ft across 10 condos, 20 owners. Each roof had a shingle-shake parapet wall. The shingles were removed. Existing roofs had ponding water issues. Need for uniform appearance across multiple units (matching with shingles color, etc.).

Our Solution

Installed an average of 1.25" spray polyurethane foam (SPF) over the granulated mod-bit. Foam extended up and over parapet walls, continuing seamlessly onto adjoining roof sections. Removed shingle-shake parapet walls and replaced with foam and new finished coating. Applied a custom shade of brown silicone coating on parapet walls to match adjacent shingle surfaces. Eliminated the need for a tapered system by using foam to level surfaces and improve drainage.

Warranty & Protection

Each condo received a 10-year full-system renewable warranty covering the roof system.

Results & Benefits

Improved thermal performance: ~R-8 added to existing insulation levels. Ponding issues were resolved without installing a costly tapered roof structure. Consistent aesthetics: Parapet walls match the shingles with a custom color coating. A long-term guarantee gives owners peace of mind. Good cost-effectiveness: projected payback of 7-8 years.
