Introduction

Midview High School in Northeast Ohio faced a critical decision: its aging roof’s seams were failing, and the roof’s expected lifespan was only a few years.

Rather than re-roofing, West Roofing Systems proposed a Silicone Restoration Membrane (SRM) system that extended the roof’s life by more than a decade — delivering a dependable, cost-effective solution with a full-system warranty that takes them through year 11.

Project Challenges

• The existing roof had seams that were losing adhesion, putting it at risk for leaks.
• The school planned to move to a new building in ~11 years — investing in a temporary but high-quality solution made sense.
• Budget constraints: a full re-roof was costly, while the school needed reliability in the short- to mid-term.

Our Solution

• Conducted a full roof assessment , including nine adhesion tests on the existing membrane.
• Power-washed the roof to remove debris and prepare for coating.
• Striped all roof seams with 25 mils of silicone coating to reinforce weak areas.
• Applied a 25-mil thick full silicone membrane over the entire roof surface to restore protection.
• Provided an 11-year full-system warranty — aligning with the school’s timeline.

Results & Benefits

• The restored roof is leak-free and fully warrantied through year 11 , exactly matching the school’s planned occupancy timeline.
• The silicone system is much more affordable than a full tear-off but still offers durable, long-term protection.
• By rejuvenating the existing membrane, West Roofing saved the school significant re-roof costs.
• The project delivered a high-performance, low-risk solution aligned with the school’s future plans.
