Step 1: Don't Panic — Expired ≠ Failed
A warranty expiring doesn't mean your roof has failed. Many roofs that reach warranty expiration are still in serviceable condition and qualify for restoration. The warranty period defines coverage duration, not roof lifespan.
Step 2: Commission an Independent Inspection
Get a professional inspection with core samples from a contractor who offers both restoration and replacement options. You need objective data — not a sales recommendation — before making any decisions. Core samples reveal wet insulation percentage, which determines whether restoration or replacement makes more sense.
Step 3: Evaluate Your Options
If wet insulation is below 25%: coating restoration ($2–$5/sq ft for silicone, $4–$8/sq ft for foam) is almost certainly more cost-effective than replacement. A new 10–20-year manufacturer warranty is achievable at a fraction of replacement cost. If wet insulation exceeds 25%: full replacement may be necessary. Choose a system with a renewable warranty to avoid facing this same situation in 20 years.
Step 4: Act — Don't Delay
Every season that passes with an expired warranty and unaddressed issues allows moisture to infiltrate and expand. What qualifies for restoration today may require replacement next year. Acting within 1–2 seasons of warranty expiration typically preserves the most cost-effective options.
