Maryland Court – Spray Foam over Smooth BUR Roof Restoration

In 2023, West Roofing Systems completed a 16,560 sq. ft. roof restoration at Maryland Court using spray polyurethane foam (SPF) and silicone coatings over an existing smooth BUR roof.

The Challenge

The existing smooth built-up roof was showing signs of wear and experiencing leaks. The property needed a durable long-term solution without the expense and disruption of a full tear-off.

The Solution

Spray foam was applied over the existing smooth BUR surface, filling in any low spots and creating a seamless monolithic membrane. A silicone coating was then applied for waterproofing and UV resistance.

Results

Maryland Court received a 15-year full-system warranty, eliminated all leaks, and gained improved insulation — all while avoiding the cost of tearing off the existing BUR system.
