How to Locate a Roof Coatings Contractor
Not all roofing contractors are qualified to install manufacturer-warranted coating systems. Here's how to find and vet the right one.
Start With Manufacturer Directories
The most reliable starting point is contacting coating manufacturers directly — companies like Polyglass, GAF, and others maintain directories of approved applicators by region. These contractors have completed the required training and are authorized to purchase materials and issue manufacturer warranties. This filters out unqualified contractors before you even make a call.
Verify Approval Directly
Any contractor claiming manufacturer approval should be verifiable. Call the manufacturer, provide the contractor's name, and confirm they are currently approved. Approvals can lapse — verify current status, not historical status.
Check References on Similar Projects
Ask for references specifically on commercial coating projects similar to yours in scale. Call the references. Ask: Did the crew show up when scheduled? Was the work completed on time and on budget? Have there been any leaks since installation? Would you hire them again?
Insist on Written Proposals
A qualified coating contractor provides a detailed written proposal specifying: the exact products being used (manufacturer and product name), application thickness in mils, warranty terms and duration, scope of surface preparation included, and wet insulation removal procedure.
Red Flag: No Manufacturer Warranty Offered
If a contractor proposes a coating system but only offers a "workmanship warranty" rather than a manufacturer warranty, they are either not manufacturer-approved or are using non-approved products. Insist on a manufacturer-backed warranty as a non-negotiable requirement.
