2 Types of Seamless Roofing Systems for Commercial Buildings

Seamless commercial roofing systems eliminate the #1 cause of leaks — seam failures. There are two primary types, each suited to different applications.

1. Silicone Coating Systems

A silicone coating system is applied as a liquid directly over the existing roofing membrane, curing to a continuous seamless film. Applied at 20–30 mils over TPO, EPDM, metal, or modified bitumen, it creates a new waterproof surface that seals all underlying seams under a continuous film. Cost: $2–$5/sq ft. Best for: membranes in acceptable condition that primarily need seam sealing and warranty renewal. Limitations: doesn't add insulation or correct slope.

2. Spray Polyurethane Foam (SPF)

Spray foam is applied as a two-component liquid that expands and cures into a rigid, seamless structure that adheres directly to the substrate. Applied at 1.5–4+ inches, it creates an insulating, self-flashing, seamless waterproof surface. Cost: $4–$8/sq ft. Best for: roofs needing slope correction, insulation improvement, BUR restoration after gravel removal, or any situation where the substrate has complex geometry or drainage issues.

Key Differences

Silicone is thinner, lower cost, and goes over existing membranes. Spray foam is thicker, adds insulation, and handles slope and drainage issues. Both eliminate seams entirely and come with renewable 10–20-year manufacturer warranties.

How to Choose

If your roof is flat with adequate drainage and primarily needs waterproofing: silicone. If you need slope correction, insulation, or are dealing with a BUR after gravel removal: spray foam.
