Factor 1: Wet Insulation Extent

The single biggest variable. Every sq ft of wet insulation requires cut-and-replace work before coating can be applied. Roofs with 5% wet insulation are far less expensive to restore than roofs with 20% wet insulation.

Factor 2: Coating Thickness

More mil thickness = longer warranty = more material cost. A 10-year warranty typically requires 20 mils; a 20-year warranty requires 30+ mils. The cost difference between warranty tiers is real but often worth it for long-term ownership.
