4 Tips on Making the Best Decision With Commercial Roofing Information
Commercial roofing decisions involve significant money and long-term building performance. With a lot of conflicting information available, here are 4 tips to help you cut through the noise.
Tip 1: Verify Who Is Providing the Information
A TPO contractor will tell you TPO is the best system. A foam contractor will recommend foam. Everyone has an inherent bias toward what they sell. Seek out contractors who offer multiple systems and can give you an objective comparison, or consult independent sources before making a decision.
Tip 2: Get Core Samples Before Trusting Any Recommendation
No contractor should recommend replacement or restoration without first performing core sample testing. Any recommendation made without core samples is based on assumptions, not facts. Insist on data before accepting a proposal.
Tip 3: Compare Scopes of Work, Not Just Prices
Two bids at very different prices usually mean very different scopes of work. Before comparing costs, compare exactly what each proposal includes — wet insulation removal, coating thickness, warranty terms, prep work, and materials. A lower bid that skips critical steps is not a bargain.
Tip 4: Think in Total Cost of Ownership
The best roofing decision isn't always the lowest upfront cost. Consider: how long will the system last? What does recoating or replacement cost at the end of the warranty? What are the energy savings? A system that costs 20% more upfront but lasts twice as long and is renewable is almost always the better investment.
