What Warranties Come with a Spray Foam Roof?

Spray foam roofing comes with several layers of warranty protection. Here's what each covers and what to look for.

Manufacturer System Warranty

The most important warranty — issued by the foam and coating manufacturer after a third-party inspection verifies proper installation. Available in 10, 15, or 20-year terms based on coating thickness. Covers waterproofing performance of the system. Remains valid regardless of which contractor performs future work. This is the warranty you should always insist on.

Contractor Workmanship Warranty

Issued by the installing contractor, covering installation errors or defects in workmanship. Typically 1–5 years. Only as valuable as the contractor's continued existence — less protection than the manufacturer warranty.

Material Warranty

Some foam and coating manufacturers provide separate material warranties covering defects in the manufactured product itself. This is distinct from the system warranty and is typically part of the manufacturer's standard product offering.

What Warranties Don't Cover

All warranties have exclusions: damage from negligence or intentional acts, failure to maintain the system per warranty requirements (documented inspections, prompt repairs), structural failures unrelated to the roofing system, and in some cases ponding water if drainage was inadequate at installation.

Renewable Warranty

The unique feature of spray foam warranties: at expiration, a recoat renews the warranty for another full cycle. No other commercial roofing system offers this. The renewable warranty is what makes foam roofing the best long-term investment for commercial building owners.
