Option 1: Spot Repairs

For isolated problems — a failed seam, a puncture near a drain — spot repairs are the fastest and least expensive short-term fix. However, they don't address overall membrane aging and typically buy 1–3 years before the next problem appears.

Option 2: Silicone Coating Restoration

For flat roofs with aging TPO, EPDM, or metal membranes in acceptable condition, a silicone coating system is often the best long-term solution.
