What Happens If There's a Tear in a TPO Roof?
A tear in a TPO membrane is an active leak point that needs prompt attention. Here's what to do and what your options are.
What Causes TPO Tears
TPO membrane tears most commonly result from: foot traffic damage (equipment installation, maintenance), hail or impact from falling objects, thermal stress at penetrations and transitions, and improper installation leaving sections under-welded. Small tears can also develop at seam edges over time as the membrane becomes more brittle with age.
Immediate Action: Stop the Leak
Apply compatible TPO lap sealant or cover the area with a temporary patch to stop active water infiltration. This is a temporary measure — not a permanent repair.
Permanent Repair: Patch Over Tear
For isolated tears, the permanent repair involves: cleaning the area thoroughly, applying a compatible primer, cutting a TPO patch that extends at least 3 inches beyond the tear in all directions, and heat-welding the patch in place. Done correctly with proper equipment and technique, a welded patch is as strong as the original membrane.
When Restoration Makes More Sense
If your TPO roof is 10+ years old and experiencing multiple tears or widespread seam issues, individual repairs address symptoms but not the underlying aging. A silicone coating restoration seals the entire roof — including all existing tears — under a new continuous membrane with a fresh warranty. This is often more cost-effective than accumulating individual repairs on an aging system.
