What Commercial Roof Types Can Spray Foam Be Installed Over?
Spray foam is compatible with a remarkably wide range of commercial roofing substrates. Here's a complete list of what it can go over and what to watch out for.
TPO and PVC
Spray foam bonds well to TPO and PVC after thorough cleaning and priming. Some manufacturers require specific primers for these substrates. Verify manufacturer specifications for the specific foam and topcoat combination being used.
EPDM (Rubber)
Foam adheres to EPDM membranes with proper preparation and primer. EPDM's smooth surface typically requires primer for adequate chemical adhesion.
Metal Roofing
Metal is one of the best substrates for foam — foam bonds chemically to metal and mechanically fills corrugations, fastener holes, and seams. Rust treatment and primer may be required for heavily oxidized metal.
Gravel Built-Up Roof (BUR)
Foam can go over BUR — but gravel must be removed first via hydro-vacuuming. The existing BUR substrate after gravel removal provides an excellent bonding surface.
Modified Bitumen
Both smooth and granulated modified bitumen can receive foam, though the specific preparation requirements vary. Smooth mod-bit is generally a better substrate than granulated.
Existing Spray Foam
New foam can be applied over existing foam — this is how recoat projects work when topcoat replacement alone isn't sufficient.
What Foam Cannot Go Over
Surfaces with more than 25% wet insulation beneath them require wet insulation removal before foam is applied. Severely delaminated membranes may not provide adequate adhesion. These situations require targeted repair before foam installation.
