What Are the Requirements Needed to Install a Roof Coating System?

The three requirements needed to install a roof coating system and get a manufacturer's warranty are: the existing membrane must be in acceptable condition, wet insulation must be removed, and the contractor must be manufacturer-approved. Here's why each matters.

1. Acceptable Membrane Condition

A coating system goes over the existing roof — it doesn't fix structural problems beneath it. The existing membrane must be adhered (not delaminating), free of major punctures or failures, and have no more than approximately 25% wet insulation. If the membrane is in poor shape, a restoration won't hold up and won't qualify for a manufacturer's warranty.

2. Wet Insulation Must Be Removed

This is non-negotiable. Wet insulation left beneath a new coating will cause blistering, failed adhesion, and continued leaks. A core sample inspection identifies wet areas, which must be cut out and replaced with dry insulation before coating is applied. Skipping this step is a major red flag in any contractor's proposal.

3. Manufacturer-Approved Contractor

Manufacturers don't sell their coating products to just anyone. Contractors must complete approved training, demonstrate installation experience, and maintain ongoing certification to purchase materials and issue manufacturer warranties. Always verify that your contractor is manufacturer-approved for the specific system they're proposing.

Is Your Roof Eligible?

The only way to know for certain is a professional inspection with core samples. If all three requirements are met, a coating system restoration is likely your most cost-effective long-term option.
