1. System Type
Coating restoration systems are the least expensive. Spray foam systems are mid-range. Full replacement with single-ply or built-up systems is most expensive. The system you choose has the largest single impact on project cost.
2. Roof Size
Larger roofs cost less per square foot due to economies of scale in mobilization, labor efficiency, and material delivery. A 100,000 sq ft project will have a lower per-square-foot cost than a 5,000 sq ft project.
3. Wet Insulation Extent
Every square foot of wet insulation requires cut-and-replace before restoration can proceed. More wet insulation means more labor and material costs before the new system even goes on.
4. Roof Complexity
Penetration count, multiple levels, unusual geometry, access difficulty, and parapet height all add labor. Simple warehouse roofs cost less per square foot than complex retail or institutional roofs.
