The Easiest Way to Extend the Life of Your Commercial Roof
If you want to maximize your commercial roof's life at minimum cost, there's one approach that consistently outperforms all others: preventive maintenance plus timely coating restoration.
Step 1: Annual Inspections
The single most impactful action is regular inspection — catching developing issues before they become expensive problems. A twice-annual inspection that identifies and repairs minor seam separations, flashing issues, and drain blockages costs very little and prevents the moisture infiltration that cuts roofing system life short.
Step 2: Coat Before the Warranty Expires
The most common and costly mistake building owners make is waiting until after the warranty expires — by which point seam failures are active and moisture infiltration has begun. A silicone coating restoration performed while the roof is still in acceptable condition (under 25% wet insulation) is dramatically less expensive than one performed after the roof has deteriorated further.
Step 3: Follow the Recoat Schedule
For foam roofs already under a coating warranty, following the recoat schedule at warranty end is the most cost-effective way to maintain the system. Missing the recoat window leads to UV foam degradation that requires more expensive remediation before a fresh topcoat can be applied.

A well-maintained commercial roof that receives timely coating restoration when eligible can last 40+ years at dramatically lower lifecycle cost than a roof that cycles through full replacements every 20 years. Maintenance and timely restoration are the two most powerful tools a building owner has.
