Spray Foam Roofing 101: 6 Basics You Need to Know
If you're encountering spray foam roofing for the first time, here are the 6 fundamental things you need to understand.
1. It Goes Over Existing Roofs
Spray foam is applied directly over most existing commercial roofing systems without tear-off. This alone makes it significantly less expensive and disruptive than replacement.
2. It Always Needs a Protective Topcoat
Foam degrades rapidly when exposed to UV radiation. Every foam roof requires a silicone or acrylic topcoat applied immediately after the foam to protect it.
3. It Provides Real Insulation
At R-6.5 per inch, spray foam provides the highest insulation value of any roofing material — significantly improving building energy efficiency.
4. It Creates a Seamless Surface
Unlike sheet membranes, foam creates a monolithic, seamless surface with no joints, laps, or attachment points that can fail and leak.
5. The Warranty Is Renewable
At warranty end (10–20 years), a fresh topcoat renews the warranty without removing the foam. This renewable cycle can continue indefinitely.
6. Contractor Quality Is Critical
Spray foam installation requires specialized equipment and training. Only manufacturer-approved applicators should be used. A poorly installed foam roof is difficult and expensive to correct. Verify manufacturer approval before hiring any contractor.
