Should I Choose Spray Foam Roofing or Silicone Roof Coatings?
Both spray foam and silicone coating systems are excellent long-term roofing solutions — but they're best suited to different situations. Here's how to choose.
Choose Silicone Coating When:
Your existing membrane (TPO, EPDM, metal) is in acceptable condition with no significant drainage issues. You need the most cost-effective path to a new warranty. You don't need added insulation value. The roof is structurally flat with adequate drainage to existing outlets. Silicone coating at $2–$5/sq ft is ideal for sealing aging membranes and restoring warranty coverage at minimum cost.
Choose Spray Foam When:
Your roof has ponding water or inadequate drainage slope that needs correction. You're dealing with a gravel built-up roof that needs full restoration after gravel removal. You need to add significant insulation value (R-6.5 per inch). You have a roof with many penetrations that foam can seal more efficiently than a sheet system. Your building has complex geometry that foam can handle without custom fabrication. Spray foam at $4–$8/sq ft is the right choice when slope correction, insulation, or complex substrates are involved.
When Both Are Options
On a structurally sound TPO or EPDM roof with no drainage issues and less than 25% wet insulation, both systems work. Silicone coating is less expensive. Spray foam adds insulation. The right choice depends on whether the insulation investment is justified by your building's energy usage and ownership timeline.
