Single-ply membrane roofing (TPO and EPDM) dominates commercial roofing for good reasons — but it's not without significant drawbacks. Here's the honest assessment.

The Pros

Cost-effective upfront installation: $5–$9/sq ft is less expensive than many alternatives. Light weight: doesn't add significant structural load. Reflective surface (TPO/white): meets Energy Star and LEED requirements. Flexible installation options: fully adhered, mechanically fastened, or ballasted. Widely available from many qualified contractors. 15–20-year manufacturer warranties standard.

The Cons

Seam-dependent: the system's weakest point is also its most common — seams account for the majority of commercial roof leaks. No insulation value: membrane alone is R-0, requiring separate insulation layers. Replacement required at end of warranty: no renewal option means full tear-off cost every 15–20 years. EPDM absorbs heat (black/gray surface): offsets reflective advantage of white membranes. Vulnerable to ponding: while TPO has some ponding resistance, sustained ponding accelerates wear. Short-term economics mask long-term cost: lifecycle cost is higher than spray foam with renewable warranty.

The Bottom Line

Single-ply is a reasonable new construction choice. For existing single-ply roofs approaching end of warranty, restoration with silicone coating typically delivers better value than repeat replacement.
