Why TPO Roofs Age the Way They Do

TPO membranes are excellent when new, but the heat-welded seams are their Achilles heel. Daily thermal cycling causes the membrane to expand and contract, gradually stressing seam adhesion. Over 10–20 years, seams can develop microscopic separations that become active leaks. The membrane surface also oxidizes and becomes more brittle with age.

The Best Solution: Silicone Restoration Membrane

A silicone restoration membrane (SRM) applied over the existing TPO is typically the best value for aging TPO roofs. The process involves: power washing the surface, repairing failed seams with reinforced fabric tape and sealant, applying primer if required, and installing 20–30 mils of silicone coating. This seals every seam on the existing roof under a new continuous membrane and issues a new 10–20 year manufacturer's warranty.

What About the Wet Insulation Requirement?

Before restoration, core samples are taken to identify wet insulation. Wet sections are removed and replaced — this is non-negotiable for warranty compliance. A roof with less than 25% wet insulation is typically a good candidate for restoration.
