How To Save Money and Extend the Life of Your Commercial EPDM Roof
EPDM (rubber) roofing is among the most durable commercial membrane systems — but even the best systems age. Here's how to save money and extend your EPDM roof's life significantly.
Annual Inspections and Maintenance
The most cost-effective way to extend EPDM roof life is regular maintenance. Semi-annual inspections catch seam separations, flashing issues, and membrane cracks before they become active leaks. Drain cleaning, minor seam re-bonding, and prompt flashing repairs cost very little compared to the water damage they prevent.
Silicone Coating Over EPDM
When your EPDM roof is aging — seams losing adhesion, membrane surface oxidizing — a silicone restoration membrane applied over the existing EPDM is the most cost-effective path to extended life. The coating seals every seam and weak point under a new seamless surface and comes with a new 10–20-year manufacturer's warranty. Cost: $2.50–$4.50 per sq ft vs. $7–$12 per sq ft for replacement.
The Wet Insulation Check
Before investing in a coating restoration, core samples should confirm that wet insulation is below 25% of the total area. This is the critical qualifying criterion — coating over wet insulation leads to blistering and system failure.
Spray Foam for EPDM Roofs with Drainage Issues
For EPDM roofs with ponding water problems, spray foam restoration corrects drainage slope while providing waterproofing and insulation — capabilities a coating alone can't deliver.
