Common Spray Foam Roofing Warranty Questions (Answered)
Spray foam roofing warranties work differently from other commercial systems. Here are the most common questions answered directly.
Who issues the warranty — the contractor or manufacturer?
Both typically provide coverage. The manufacturer issues a warranty covering materials and system performance. The contractor may provide a separate workmanship warranty. Manufacturer warranties are more valuable — they remain valid even if the installing contractor goes out of business.
What does the warranty cover?
Manufacturer warranties cover waterproofing performance of the system when installed according to specifications. They typically cover material defects and system failure due to normal service conditions. They generally don't cover damage from intentional acts, unusual mechanical damage, or failure to maintain the recoat schedule.
What are the warranty terms — 10, 15, or 20 years?
The warranty term is determined by topcoat thickness applied: typically 20 mils for 10 years, 25 mils for 15 years, and 30+ mils for 20 years. You choose the warranty term by specifying the coating thickness in the project scope.
How is the warranty renewed?
At warranty end, inspect and clean the roof, perform any spot repairs, apply fresh topcoat at the required mil thickness, and the manufacturer issues a new warranty. The foam substrate remains in place indefinitely.
Does the warranty require maintenance?
Yes — most manufacturer warranties require documented semi-annual inspections and prompt repair of any mechanical damage. Failure to maintain the roof per warranty requirements can void coverage. Keep maintenance records throughout the warranty period.
