6 Common Roof Coating Problems You Need to Know
Roof coating systems are excellent when installed and maintained correctly — but they can develop specific problems. Here are the 6 most common issues and what to do about them.
1. Blistering
Cause: Coating applied over wet insulation or a wet substrate traps moisture that converts to steam, creating pressure pockets. Prevention: Core samples and ensuring the substrate is completely dry before application. Fix: Remove blistered sections, address underlying moisture, re-coat.
2. Delamination
Cause: Insufficient surface preparation, incompatible primer/coating combination, or contaminated substrate. Prevention: Thorough cleaning and manufacturer-approved primer. Fix: Remove delaminated coating, re-prep, re-coat.
3. Crazing (Surface Cracking)
Cause: Primarily acrylic coatings hardening over time in high-UV environments. Prevention: Use silicone coatings (UV-stable, doesn't harden). Fix: If cracks are superficial, apply fresh coating over. Severe crazing may require removal.
4. Premature Wear
Cause: Coating applied below specified mil thickness. Prevention: Mil gauge verification during installation and third-party inspection. Fix: Warranty claim if within coverage period; recoat if not.
5. Ponding Water Damage
Cause: Inadequate drainage allowing water to pond on the coating surface for extended periods. Prevention: Slope correction before coating application. Fix: Improve drainage and recoat affected areas.
6. Color Fading
Cause: Normal UV exposure over time — not a performance issue, primarily aesthetic. Prevention: High-quality silicone coatings fade least. Note: Color fading does not indicate coating failure.
