3 Repair Options for a Leaking Rubber Roof

Option 2: Silicone Roof Coating Over EPDM

A silicone restoration membrane can be applied directly over existing EPDM rubber roofing. This creates a fully seamless waterproof surface over the entire roof, sealing all seams and weak points at once. It comes with a new manufacturer's warranty and typically costs 50–70% less than a full tear-off. This is often the best long-term value for EPDM roofs in good structural condition.

Option 3: Full Tear-Off and Replacement

If the rubber membrane has significant delamination, widespread seam failure, or saturated insulation beneath, a full tear-off may be unavoidable. This is the most expensive option and should only be considered when restoration is no longer viable.
